On  June 3, 2025, the applicant, , submitted a planning permit application under the Metropolis San Pedro Rd. LP Tentative Map (P5139). This application is currently under review. Project Description

The project proposal entails the subdivision of two developed lots in San Rafael into a total of 35 lots. The subject properties are located at 160 N. San Pedro Rd., San Rafael also known as assessor’s parcel numbers (APN) 179-321-36 and 179-321-37. No vertical development is included in the scope of the current Vesting Tentative Map submittal.

The property known as APN 179-321-36 is split zoned RMP-29 (Residential Multiple-Family, Planned), RA-B1 (Residential Agriculture, minimum lot size 6,000 square feet) and RA-B2 (Residential Agriculture, minimum lot size 10,000 square feet). The property known as APN 179-321-37 is split zoned RA-B1 and RA-B2.

Of the proposed 35 lots, 32 lots are proposed to be for residential development and would range in size from 1,671 square feet to 14,353 square feet. Five of the 32 proposed residential lots would be affordable; two would be for middle income and three would be for moderate income. Three lots are proposed to be for open space and would range in size from 4,963 square feet to 33,195 square feet.
