Project Description
The proposed Project would involve demolition and removal of the existing buildings and development of 36 residences. To achieve this, the Project applicant is requesting a Vesting Tentative Map and Tree Removal Permit to subdivide two existing parcels into individual residential lots. The Vesting Tentative Map application would subdivide the approximately 6-acre site into 36 residential parcels, two parcels designated as open space, two parcels reserved for private roadways, and a parcel for drainage easements and bio-retention areas. The Project would require the removal 51 trees, including trees classified as “protected” and “heritage” per the Marin County Code Section 22.62.020. The Project would restore portions of the existing intermittent creek and corresponding riparian woodland to improve its function as a creek corridor. The project plan is currently presented at a tentative map level of detail. Following tentative map approval, the applicant would prepare detailed Project designs for design review by the County.

The County will be preparing a consistency assessment for the Metropolis North San Pedro Road, LP Tentative Map Project pursuant to Section 15183 of the State CEQA Guidelines. The assessment will evaluate whether the Project is consistent with the applicable general plan, community plan, or zoning designation and whether the Project’s potential environmental effects were adequately addressed in previously certified environmental documentation. Additional information regarding the environmental review process and opportunities for public participation will be posted on this webpage as it becomes available.
