Kallsen Family Trust Etal Coastal Development Permit (P6447)

The applicant requests Coastal Development Permit approval to demolish an existing 1,691 square foot residence, construct a new 1,808 square foot residence, install a new septic system and merge APNs 191-241-01 and -30. Once merged the 1,808 square feet of proposed developed would result in a floor area ratio of 12.5% of the 19,880 square foot lot. The proposed building would reach a maximum height of 21 feet 1 inch above surrounding grade and after the lots are merged the exterior walls would have the following setbacks: 25 feet from the northeastern front property line; 10 feet from the northwestern side property line; more than 50 feet from the southeastern side property line; 20 feet from the southwestern rear property line. Various site improvements would also be entailed in the proposed development, including landscaping.

Coastal Development Permit approval is required pursuant to Marin County Coastal Zoning Code 20.68.060.
