Dogtown Farm LLC Coastal Development Permit (P6441)

The applicant requests Coastal Development Permit approval for the following: 1) construction of a new 3,605 square foot farmhouse with a 529 square foot detached garage,  2) installation of a new septic system, and 3) improvements to an existing driveway which would include retaining walls up to 5 feet and a fire truck turnaround on a developed lot in Bolinas. 

The proposed farmhouse would reach a maximum height of 23.11 feet above surrounding grade and the exterior walls would be over 200 feet from all property lines. The proposed detached garage would reach a maximum height of 11.09 feet above surrounding grade and the exterior walls would be over 200 feet from all property lines.

Various site improvements would also be entailed in the proposed development, including conversion of an existing 1,750 square foot residence to agricultural worker housing, conversion of an existing 750 square foot residence to agricultural worker housing, and modifications to an existing barn. 

Coastal Development Permit approval is required because the project involves the construction of a new farmhouse, installation of a new septic system and grading associated with driveway improvements.
