Project Description
The applicant requests after-the-fact Design Review approval to authorize the installation of a 363-square-foot sports court on an existing deck of the same dimensions on a developed lot within the unincorporated community of Greenbrae. According to the architectural plans prepared by Cavener Architects, dated May 2026, the court would reach a maximum height of 19 feet, 1 inch above grade at its northeast corner. The court would also maintain minimum setbacks, measured from its exterior, of 65 feet, 2 inches from the northern front property line, 27 feet, 8 inches from the eastern side property line, 51 feet from the western side property line, and 62 feet, 10½ inches from the southern rear property line. The proposed sport court would not increase the floor area ratio of the 16,416-square-foot (0.37-acre) lot, and no additional improvements are anticipated as part of the project.
Design Review approval is required pursuant to Section 22.32.130(B) of the Marin County Development Code because the project proposes a private, non-commercial outdoor sport court accessory to a residential use.
