Project Description
The applicant requests Coastal Development Permit approval to demolish an existing residence, deck and shed and proposes a new 2,830 square foot residence with an attached 400 square foot garage on a developed lot in Inverness. The proposed Building Area appears to be 3,846 square feet and the proposed floor area appears to be 2,830 square feet. The proposed residence would reach a maximum height of 19 feet above surrounding grade and the exterior walls would have the following setbacks: more than 50 feet from the southern front property line; 6 feet 8 inches from the western side property line; 11 feet 11 inches from the eastern side property line; more than 100 feet from the northern rear property line. Various site improvements would also be entailed in the proposed development, including decks, and septic improvements.
Coastal Development Permit approval is required because the project would occur between the sea and the first public road.
