Project Description

The applicant intends to tear down an existing residence on a developed lot, rendering the lot vacant, and requests Design Review approval to construct a new 3,987 square foot residence with an 690 square foot garage. The proposed Building Area is 5,365 square feet and the proposed Floor Area is 4,825 square feet. The 4,825 square feet of proposed development would result in a floor area ratio of 15 percent on the 30,492 square foot lot. 

The proposed building would reach a maximum height of 25 feet above surrounding grade and the exterior walls would have the following setbacks: 64 feet 8 inches from the northeastern property line; 33 feet from the southeastern property line; 24 feet2 inches from the southwestern property line; 28 feet 4 inches from the northwestern property line. Various site improvements would also be entailed in the proposed development, including an attached 688 square foot Accessory Dwelling Unit, retaining walls, fencing and landscaping.

Design Review approval is required because the project is located in a Planned Zoning District.
