Duchak Family Trust Etal Design Review and Tree Removal Permit (P6434)

The applicant intends to demolish an existing residence and requests Design Review approval to construct a new 4,688 square foot single family residence with an attached 536 square foot garage and 936 square foot detached accessory structure on a lot in Mill Valley. The applicant also requests Tree Removal Permit approved to remove one protected tree and one heritage tree. It appears the proposed Building Area is 6,337 square feet and it appears the proposed Floor Area is 5,624 square feet. The 5,624 square feet of proposed development would result in a floor area ratio of 28 percent on the 20,048 square foot lot.

The proposed residence would reach a maximum height of 29 feet 11 inches above surrounding grade and the exterior walls would have the following setbacks: 26 feet 9 inches from the eastern front property line; 10 feet from the southern side property line; 10 feet from the northern side property line; and more than 50 feet from the western rear property line.

The proposed detached accessory structure would reach a maximum height of 16 feet 3 inches above surrounding grade and the exterior walls would have the following setbacks: more than 50 feet from the eastern front property line; 50 feet from the northern side property line; 21 feet from the southern side property line; and 28 feet from the western rear property line. Various site improvements would also be entailed in the proposed development, including a pool, trash enclosure and landscaping.

Design Review approval is required because the project includes a Floor Area of more than 3,500 square feet.
