Duchak Family Trust Etal Design Review (P6434)

The applicant intends to demolish an existing residence and requests Design Review approval to construct a new 4,320 square foot single family residence with an attached 545 square foot garage and 712 square foot detached accessory structure on a lot in Mill Valley. It appears the proposed Building Area is 5,038 square feet and it appears the proposed Floor Area is 4,498 square feet. The 4,498 square feet of proposed development would result in a floor area ratio of 22 percent on the 20,048 square foot lot.

The proposed residence would reach a maximum height of 32 feet 5 inches above surrounding grade and the exterior walls would have the following setbacks: 26 feet from the southern front property line; 14 feet from the eastern side property line; 10 feet from the western side property line; and more than 50 feet from the northern rear property line.

The proposed detached accessory structure would reach a maximum height of 15 feet 9 inches above surrounding grade and the exterior walls would have the following setbacks: more than 50 feet from the southern front property line; 50 feet from the eastern side property line; 29 feet from the western side property line; and 26 feet from the northern rear property line. Various site improvements would also be entailed in the proposed development, including a pool, trash enclosure and landscaping.

Design Review approval is required because the project includes a Floor Area of more than 3,500 square feet.
