Vallee Coastal Development Permit P5997

The applicant is requesting Coast Development Permit approval to demolish an existing 170 square foot shed and construct a new 485 square foot detached Residential Accessory Dwelling Unit on an improved lot in Muir Beach. The 485 square feet of proposed development would result in a floor area ratio of 28 percent on the 9,889 square foot lot. The proposed building would reach a maximum height of 15 feet above surrounding grade and the exterior walls would have the following setbacks: 0.0 feet from the front (western) property line; 24’ – 6’ from the left (northern) side property line; 52’ – 11’ from the right (southern) side property line; 53’ – 7” feet from the rear (eastern) property line. The proposed project would also entail 66 cubic yards of cut and 66 cubic yards of off haul. 

Coastal Development Permit approval is required pursuant to Marin County Local Coastal Program (LCP) Section 20.68.030 because the project entails new development in the Coastal Zone as defined in Article VIII, Chapter 20.130.D, Development.
