Project Description

The applicant requests Coastal Development Permit approval to authorize the removal of approximately 53 cubic feet of previously imported gravel from two commercially developed properties adjacent to Olema Creek in the unincorporated community of Olema. The properties are identified as Assessor’s Parcel Nos. 166-201-06 and 166-201-14. The proposed gravel removal is associated with Code Enforcement Case No. 17315.

According to the submitted application materials, the proposed work would involve removing a layer of previously imported gravel, approximately ½ to 1 inch thick, from portions of an irregularly shaped, 4,800-square-foot area extending across the two parcels. The proposed gravel removal area appears to be located within an environmentally sensitive habitat area (ESHA) and would be situated a minimum of 6 feet, 9 inches from the southern rear property lines and at least 130 feet from all other exterior property lines. No other development or site modifications are currently proposed.

Coastal Development Permit approval is required pursuant to Marin County Coastal Zoning Code (CZC) Sections 20.68.060(H) and 20.68.060(M) because the proposed project involves grading within an ESHA and other development that is not explicitly and specifically exempt from Coastal Development Permit requirements by CZC Section 20.68.050.

Zoning: C-VCR (Coastal, Village Commercial/Residential District)
Countywide Plan Designation: C-NC (Coastal, Neighborhood Commercial/Mixed Use Land Use Designation)
Community Plan (if applicable): Not Applicable
