Tam Development LLC Design Review (P6540)

You are requesting Design Review approval to construct the following: a new 2,151 square foot single family residence with a 523 square foot attached (garage), and a 6 foot, 6 inch tall retaining wall on a vacant lot in unincorporated San Rafael. The 2,674 square feet of proposed development would result in a floor area ratio of 24.5 percent on the 8,764 square foot lot. The proposed building would reach a maximum height of 26 feet above surrounding grade and the exterior walls would have the following distances from property lines: 25 feet from the front southeast property line; 38.30 feet from the northwest rear property line; 5.06 feet from the northeast side property line; 5.1 feet from the southwest side property line. 

Design Review approval is required per Marin County Code Section 22.42.020.D as the project is proposed on a vacant lot that is at least 50 percent smaller in total area than required for new lots under the applicable zoning district or slope regulations in Section 22.82.050.
