Property Tax Information

Secured property tax bills are mailed in October and may be paid in two installments. The first installment is due November 1, 2026, and the second is due February 1, 2027. The first installment must be paid before the second. Reminder notices are not sent.

Payment Methods

  • Online: View or pay your bill at MarinCounty.gov/TaxBillOnline. Parcel Number (APN) required.
  • Phone: Call 1-800-985-7277. Bill Number required.
  • Mail: Make checks payable to “Marin County Tax Collector” and mail to PO Box 4220, San Rafael, CA 94913.
  • In-Person: 3501 Civic Center Drive, Room 202, San Rafael, CA 94903, Monday -Friday, 9:00 a.m. to 4:30 p.m. (closed on holidays).
  • Bill Pay Services: To use Bill Pay through a financial institution, enter the Parcel Number or Bill Number as the account number and schedule payment at least 5 business days before the due date. This payment method is not recommended.
  • Lender Payments: If the bill states that a copy was sent to a paying agent, this means a lender has requested the bill. Confirm whether your lender will pay the bill. Property owners remain responsible for timely payment.

Electronic check payments are free. Transaction fees apply to credit and debit card payments. Short or partial payments are not accepted and will be returned.

Payment must be received or postmarked by due date to avoid penalties

First Installment is due November 1, 2026, and becomes delinquent after December 10. A 10% penalty applies thereafter.

Second Installment is due February 1, 2027, and ordinarily becomes delinquent after April 10. Because April 10, 2027 falls on a Saturday, payments may be made without penalty through Monday April 12, 2027. A 10% penalty and a $20 cost apply thereafter.

If taxes remain unpaid after June 30, 2027, additional penalties and costs will apply. Returned payments are subject to a dishonored-payment fee and may result in additional penalties.

Local agencies issue voter approved bonds to finance projects approved by voters. These bonds are repaid through taxes based on the property’s assessed value and appear as separate charges on the property tax bill.

California law does not allow school districts to provide senior or income-based exemptions from voter-approved school bonds taxes. For questions about a bond charge, contact the agency listed on the tax bill.

Special assessments fund services or improvements that benefit specific properties. They appear separately on the tax bill and may be based on a fixed rate, parcel size, or another formula rather than assessed value.

  • Parcel tax exemptions: Homeowners aged 65 or older who occupy the property as their primary residence may qualify for certain exemptions. Contact the agency listed on the tax bill.
  • Homeowners’ exemption: Request an application from the Marin County Assessor’s Office.
  • Property Tax Postponement: Eligible seniors and individuals who are blind or disabled may apply through the California State Controller’s Office beginning in October 2026.

Supplemental Assessments

A change in ownership or completed construction may result in a supplemental assessment. The assessment reflects the difference between the property’s prior and new assessed values and applies from the first day of the month following the change through the end of the fiscal year.

Why did I receive more than one bill?

If the change occurs between January 1 and May 31, two supplemental bills may be issued:

  • One for the fiscal year ending June 30; and
  • One for the following fiscal year

An increase in assessed value results in a supplemental tax bill; a decrease may result in a refund. Supplemental bills are separate from the regular secured bill, which must still be paid by the due date.
