San Rafael, CA – The developer that submitted plans for a 79-unit residential project in unincorporated San Rafael is hosting an in-person open house about the topic December 5 to answer more questions from the public.
The Auburn Grove Housing Project community open house with the developers, City Ventures, is set to start at 5 PM Thursday, December 5, at the Marin County Health and Wellness Center, at 3240 Kerner Boulevard, San Rafael. Visitors entering the campus for the session can follow signs to Rooms 109 and 110.
This event is a follow-up session to a webinar hosted November 19 by the Marin County Community Development Agency (CDA), which is reviewing the proposal submitted by the applicant. Whereas the webinar was led by CDA and focused on the project review and approval process, the December 5 open house will be led by City Ventures personnel with a goal of providing answers from the development specialists.
The project is proposed along Woodland Avenue and Auburn Street. The townhouse-style development will offer homes with affordable options while preserving local wetlands. The City Ventures application includes 79 three-bedroom residential units, sized between 1,500 and 1,665 square feet. The homes have attached decks and garages, with craftsman-style architecture and earth-tone exteriors. The townhouses are to be situated in 16 detached, three-story buildings reaching up to 38 feet in height.
The proposed project spans approximately 3.37 acres of an 8.80-acre site, with none of the development proposed in the existing wetland. Plans call for 41 units on the east side of Woodland Avenue and 38 on the west side.
Sixteen units, or 20% of the total, are designated as affordable housing, targeting a range of households, including low, moderate, and middle incomes, which ranges from 65% to 135% of the area median income. This translates to a range of incomes from $121,300 to $251,900 for households of four and $109,150 to $226,750 for households of three.
For the project to proceed, it must first secure Housing Compliance Review approval, a County evaluation process ensuring that it meets local and state regulations for housing, zoning, building codes, and resident well-being under Marin County Code Section 22.64.020.A.
