You do not need a Short Term Rental (STR) License if:
- You operate a commercial lodging business like a hotel, motel, bed and breakfast, agricultural homestay, or campground.
- Your STR is on agriculturally zoned land that’s at least 10 acres and the main use of the property is commercial agriculture.
However, even if you're exempt, you still need to fill out a quick form for your type of rental and return it to us before applying for or renewing your business license.
Commercial Lodging
First, review the commercial lodging use table and see if the use is permitted in your zoning district.
Then, find the Acknowledgement of Zoning Requirements for your use. If your operation meets the specified standards, please complete the form and return it to us before you apply for or renew your business license.
- Acknowledgment of Zoning Requirements – Agricultural Homestays
- Acknowledgment of Zoning Requirements – Bed and Breakfasts (B&Bs)
- Acknowledgment of Zoning Requirements – Campgrounds (Coastal Zone)
- Acknowledgment of Zoning Requirements – Campgrounds (Non-Coastal)
- Acknowledgment of Zoning Requirements – Hotels or Motels
STRs on Commercial Agricultural Properties
Recognizing how hospitality on agricultural lands interacts with agricultural production, the Marin County Board of Supervisors voted to exempt STR license requirements on agriculturally zoned land that’s at least 10 acres and the main use of the property is commercial agriculture.
If your property meets these requirements, fill out this form and return it to us before you apply for or renew a business license for your STR.
