Nemec Coastal Development Permit and Design Review (P6268)

The applicant requests Coastal Development Permit and Design Review approval to construct a new 601 square foot barn on a vacant lot in Bolinas. The applicant also requests a retroactive Coastal Development Permit for the unpermitted removed of vegetation. The 601 square feet of proposed development would result in a floor area ratio of 10 percent on the 5,730 square foot lot. The proposed building would reach a maximum height of 14 feet, 11 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet, 5 inches from the northeastern front property line; 14 feet, 6 inches from the southeastern side property line; 48 feet, 7 inches from the northwestern side property line; 33 feet, 6 inches from the southwestern rear property line. 
Various site improvements would also be entailed in the proposed development, including the installation of two 2,500-gallon water tanks, raised vegetable beds, fruit tree plantings, the removal of one 18-inch diameter at breast height (dbh) Pine tree, native plant restoration, and new fencing around the perimeter of the property.
Coastal Permit approval is required pursuant to Marin County Code Section 20.68.030 because the project entails development in the Coastal Zone that is not otherwise exempt. Design Review approval is required pursuant to Marin County Code Section 20.62.070, Table 5-2-a because the project entails development for the purpose of an agricultural production land use within the C-RA zoning district
