Project Description
The applicant requests Coastal Development Permit and Merger approvals to merge two contiguous parcels into a single legal lot of record within the unincorporated community of Bolinas. The subject properties are situated within the Gridded Mesa and comprise Assessor’s Parcel Number (APN) 190-061-14, which is developed with a primary residential structure commonly known as 235 Popular Road, Bolinas, and an adjacent vacant property to the south, identified as APN 190-061-10. The aforementioned properties were created through the merger of various historic lots originating from the subdivision map entitled “Map of Viereggio, Marin County,” filed with the Office of the Recorder of Marin County on May 8, 1928, in Book 5 of Maps, page 51.
Coastal Development Permit approval is required pursuant to Section 20.68.030 of Title 20 of the Marin County Municipal Code because the application concerns activities regulated by the Subdivision Map Act and cannot be categorically excluded from the requirement to obtain such approval.
Merger approval is required pursuant to Sections 20.01.040 and 22.92.020(C) of Titles 20 and 22, respectively, of the Marin County Municipal Code because the property owner has made a written request to the director (an owner-requested merger) to merge two or more contiguous parcels or units of land that do not meet the requirements contained in Section 22.92.020(A)(2).
