The applicant requests Coastal Development Permit and Design Review approval to construct a new 896 square foot detached accessory structure, construct 326 square feet of additions onto an existing detached accessory structure to create a 558 square foot Accessory Dwelling Unit on a developed lot in Bolinas. The applicant is also requesting a Tentative Map Wavier to modify the building envelopes on the property to include the new detached accessory structure, Accessory Dwelling Unit and existing garage. The existing building area appears to be 3,220 square feet and the existing floor area appears to be 2,737 square feet. The proposed building area appears to be 4,442 square feet and the proposed floor area appears to be 3,959 square feet.

The proposed detached accessory structure would reach a maximum height of 16 feet 6 inches above surrounding grade and the exterior walls would be 91 feet 2 inches from the front property line and over 100 feet from all property lines.
The proposed Accessory Dwelling Unit would reach a maximum height of 14 feet 2 inches above surrounding grade, and the exterior walls would be over 100 feet from all property lines.

Coastal Development Permit approval is pursuant to Marin County Coastal Zoning Code section 20.68.060. Design Review is required for the detached accessory structure pursuant to Resolution 99-137.
