Project Description

The applicant requests Coastal Development Permit approval to construct two new detached recreational accessory structures (pavilions) at a park (Mesa Park) in the unincorporated community of Bolinas. The 790 square feet of proposed development resulting from the pavilions would not increase the floor area ratio of the three parcels that compose Mesa Park (Assessor’s Parcel Numbers (APN) 193-020-45, -47, and -59). Below is specific information (area, height, and setbacks) for each pavilion.

The pavilion located on APN 193-020-45 would occupy an area of approximately 395 square feet and reach a maximum height of 13 feet, 8 inches above grade. It would maintain minimum setbacks of 292 feet from the southern front property line, 53 feet from the eastern side property line; 130 feet from the western side property line, and 415 feet from the northern rear property line of APN 193-020-45.

The pavilion located on APN 193-020-59 would occupy an area of approximately 395 square feet and reach a maximum height of 13 feet, 8 inches above grade. It would maintain minimum setbacks of 134 feet from the southern front property line, 162 feet from the eastern side property line, 71 feet from the western side property line, and 345 feet from the northern rear property line of APN 193-020-59.

The proposed development also includes various other site improvements associated with the pavilions, such as minimal site preparation activities to ready the project area for construction, and the installation of landscaping and drainage improvements.

Coastal Development Permit approval is required pursuant to Coastal Zoning Code Section 20.68.060(M) because the proposed development is not explicitly and specifically exempt from the requirement to obtain Coastal Development Permit approval.
