Project Description
The applicant requests Coastal Development Permit approval to (1) abandon the existing septic system and construct a new septic system; (2) construct a 150-square-foot addition to the residence; (3) construct an outdoor shower (detached accessory structure); and (4) general grading and site improvements to accommodate the proposed work. The proposed addition, in combination with the existing 2,022-square-foot development on the site, would result in a floor area ratio of 3.5 percent on the 60,113-square-foot lot. Other proposed improvements include a 150-square-foot addition and an interior and exterior remodel. remodel of the existing residence. The exterior walls of the proposed addition would be set back a minimum of 50 feet from all property lines.
Coastal Development Permit approval is required pursuant to Marin County Local Coastal Program, Implementation Section 22.68.060, subdivision (G) because the project proposes the construction of a septic system.
