Project Description
The applicant, California Water Service Company (Cal Water), a municipal utility provider, requests Coastal Development Permit and Conditional Use Permit approvals to legalize the construction and operation of a municipal water well on a lot developed with a resort facility (Dillon Beach Resort) in the unincorporated community of Dillon Beach. The proposed development, consisting of the water well and associated infrastructure, is located on an approximately 192,696-square-foot lot (4.4 acres) bound to the north by Beach Avenue, to the east by Cliff Street Extension, and to the south by Bay Drive. The well site is situated in a 1,290-square-foot area of the lot, enclosed by a chain-link fence of unspecified height and accessible via an access road off Cliff Street Extension. A detached accessory structure (presumably a well house) of unspecified size is also situated within the well site area. The general characteristics of the proposed development, such as its minimum setbacks from all property lines, maximum height above grade, and whether it would increase the floor area ratio of the lot, cannot be determined from the submitted application materials.
Coastal Development Permit approval is required pursuant to Sections 20.68.060(G) and 20.68.060(M) of the Marin County Coastal Zoning Code because the project entails the construction of a water well and other development.
Zoning: C-RCR (Coastal, Resort and Commercial Recreation District)
Countywide Plan Designation: C-RC (Recreational Commercial Coastal Zone)
Community Plan (if applicable): Dillon Beach Community Plan
