Project Description
The applicant requests Coastal Development Permit approval to construct a new, permanent water well which would entail drilling three exploratory borings to determine water availability on a 483-acre lot in the unincorporated community of Dillon Beach. The exploratory borings are proposed within a 58-acre study area located on the far eastern portion of the parcel and are positioned more than 100 feet from all property lines. The submitted materials do not clearly specify the intended use of the proposed permanent water well and do not appear to provide sufficient detail regarding the type and extent of infrastructure that would be associated with the establishment of the well, should one of the proposed boring locations yield an adequate water supply. The proposed development does not appear to encompass any further site improvements beyond those expressly identified.
Coastal Development Permit approval is required pursuant to Section 20.68.060(G) of the Marin County Coastal Zoning Code because the project entails the construction of a water well.
Zoning: C-APZ-60 (Coastal, Agricultural Production Zone District with a residential density of 1 unit per 60 acres)
Countywide Plan Designation: C-AG1 (Agriculture Coastal Zone)
Community Plan: Dillon Beach Community Plan (1989)
