Project Description

The applicant requests Design Review approval to authorize the construction of two detached residential accessory structures on a developed lot located in the unincorporated area of Fairfax. The proposed buildings include a 3,095-square-foot pool house and a 2,114-square-foot garage. The combined 5,206 square feet of proposed development would appear to result in a total floor area of 16,479 square feet and a total floor area ratio of 18 percent on the approximately 91,422-square-foot (2-acre) lot. The maximum height and minimum setbacks for each structure are provided below.

  1. The pool house would attain a maximum height of 15 feet, 6 inches above grade and would maintain the following minimum setbacks: 103 feet from the eastern side property line, 88 feet from the western side property line, and 25 feet from the northern rear property line. The structure would also maintain a minimum setback of more than 250 feet from the southern front property line.
  2. The garage would attain a maximum height of 16 feet above grade, and would maintain the following minimum setbacks: 15 feet from the eastern side property line, 220 feet from the western side property line, and 65 feet from the northern rear property line. The structure would also maintain a minimum setback of more than 250 feet from the southern front property line.

    The proposed development would further entail the construction of various site improvements, including hardscaping and access improvements such as stairways and patios and the reconfiguration of the driveway and auto court; structural improvements, including retaining walls; and landscaping and aesthetic enhancements consisting of both native and nonnative plantings.

Design Review approval is required pursuant to Sections 22.42.020(B) of the Marin County Development Code because the project is located on a lot within a Conventional zoning district and exceeds 3,500 square feet of total floor area.
