Project Description
The applicant requests Variance approval to construct a 110-square-foot first-story addition and a 115-square-foot roof extension to an existing single-family residence on a developed lot in the unincorporated community of Greenbrae. The 225-square-feet of proposed development would result in a floor area ratio (FAR) of 14 percent on the 16,720-square-foot interior lot.
The proposed first-story addition would appear to reach a maximum height of 12 feet, 3 inches above grade and would appear to maintain the following setbacks: 20 feet, 10 inches from the southern front property line; 49 feet, 3 inches from the eastern side property line; 114 feet, 8 inches from the western side property line; and 33 feet, 1 inch from the northern rear property line.
The proposed roof extension would reach a maximum height of 13 feet, 3 inches above grade and would appear to maintain the following setbacks: 16 feet, 6 inches from the southern front property line; 53 feet, 6 inches from the eastern side property line; 109 feet, 5 inches from the western side property line; and 32 feet, 5 inches from the northern rear property line.
The development would also entail various improvements, primarily involving modifications to the exterior of the residence. These include replacement of portions of the roof; removal of parts of 2 the southern and western exterior walls; replacement of exterior materials and finishes; and alterations to, and replacement of, fenestration.
Variance approval is required pursuant to Section 22.54.020 of the Marin County Development Code because the project proposes to construct a first-story addition that would exceed the minimum 25-foot front-yard setback of the Minimum Lot Size “-B2” Combining District (Section 22.14.050, Table 2-11); and a roof eave that would exceed the maximum 30-inch allowed projection into the applicable front-yard setback for cantilevered architectural features (Section 22.20.090(E), Table 3-1).
