Project Description
The applicant requests Design Review approval to authorize improvements to a medical institution (Marin General Hospital/MarinHealth Medical Center) located in the unincorporated community of Greenbrae. The proposed improvements would be concentrated along the northwest and west elevations of the hospital, commonly referred to as the Ceder Pavilion. Specifically, the project would involve the construction of a 2,647-square-foot addition along the northwest elevation, identified as the “New Dining Addition”; a 2,538-square-foot addition along the west elevation, identified as the “New Lobby, Main Entrance, and Gift Shop”; a 514-square-foot canopy structure connecting the two proposed additions, identified as the “Connecting Canopy”; and a 1,375-square-foot canopy structure extending from the west elevation toward the proposed drop-off area, identified as the “New Drop-Off Canopy.” In the aggregate, the proposed improvements would encompass approximately 7,074 square feet of development, resulting in a total floor area of 97,183 square feet and a floor area ratio (FAR) of 11 percent on the 860,232-square-foot (19.74-acre) property.
The proposed development would also involve various site improvements, including modifications to pedestrian and vehicular circulation, hardscaping and landscaping, and drainage infrastructure.
Design Review approval is required pursuant to Section 22.42.020(B) of the Marin County Development Code because the project involves modifications to an existing nonresidential structure and associated site improvements within a conventional zoning district.
Zoning: PF (Public Facilities District)
Countywide Plan Designation: PF (Public Facility Land Use Designation)
