Project Description

The applicant requests Coastal Development Permit approval to remodel an existing residence, which includes portions of the existing structure to be demolished and replaced with additions. The applicant also requests Coastal Development Permit approval for the construction of a new detached garage and installation of a septic system. The existing building area and floor area is 1,840 square feet. The proposed building area is 1,923 square feet and the proposed floor area is 1,523 square feet. The 1,523 square feet of proposed development would result in a floor area ratio of 0.7 percent on the 203,425 square foot lot. 

The proposed residence would reach a maximum height of 20 feet 3 inches above surrounding grade and the exterior walls would have the following setbacks: 73 feet 11 inches from the northern property line; 38 feet 3 inches from the eastern property line; and more than 100 feet from the southern and western property line. 

The proposed detached garage would reach a maximum height of 12 feet 8 inches above surrounding grade and the exterior walls would have the following setbacks: 61 feet 11 inches from the northern property line; and more than 100 feet from all other property lines. 

Coastal Development Permit approval is required because pursuant to Marin County Coastal Zoning Code section 20.68.060.
