Project Description

The applicant requests Coastal Development Permit and Tentative Map Waiver approval for the following: (1) modify an existing building envelope; (2) construct a new, 1,608.4 square foot single family residence; (3) install a new onsite wastewater system; and (4) remove 13 trees all proposed on a vacant lot in Inverness. The 1915.5 square feet of proposed development would result in a floor area ratio of  0.88-percent on the 4.17-acre lot. The proposed building would reach a maximum height of 24.30 feet above surrounding grade and the exterior walls would have the following distances from adjoining property lines: 27.5 feet from the northern access road; and over 100 feet from the southern, eastern and western property lines. 

Coastal Development Permit approval is required because the project entails development, consistent with Marin County Code Section 20.68.030. The project requires Tentative Map Waiver approval because modification to a previously authorized building envelope is proposed pursuant to Marin County Development Code Section 22.84.035.
