Project Description
The applicant requests Coastal Development Permit approval to construct a new first floor 49 square foot addition and second floor 110 square foot addition onto an existing single family residence located on a developed lot in Inverness. A Coastal Development Permit is also requested for the installation of a new 1,200 septic tank. The existing building area appears to be 1,746 square feet and proposed building area appears to be 1,902 square feet. The existing floor area appears to be 1,314 square feet and the proposed floor area appears to be 1,473 square feet. The 159 square feet of proposed additions would result in a floor area ratio of 24 percent on the 6,000 square foot lot. The proposed building appears to reach a maximum height of 21 feet 3 inches above surrounding grade and the exterior walls would have the following setbacks: 46 feet from the western front property line; 5 feet from the northern side property line; 23 feet 6 inches from the southern side property line; 25 feet from the eastern rear property line.
Coastal Development Permit approval is required for the modifications to structures built prior to 1930 and the expansion of a septic system.
