Project Description
The applicant requests Design Review approval to construct a new residence and site improvements following the demolition and removal of the existing dwelling at 8 Laurel Way in the unincorporated community of Kentfield-Kent Woodlands. The proposed residence would result in a building area of 11,720 square feet, a floor area of 11,180 square feet, and a floor area ratio of 25 percent on the 45,349-square-foot lot. The proposed residence would reach a maximum height of 32 feet above the surrounding grade and the structure’s exterior walls would have the following setbacks: 58 feet from the northwestern front property line; 15 feet, 3 inches from the northern side property line; 18 feet, 8 inches from the eastern side property line; and 28 feet, 9 inches from the southern rear property line. The project also proposes fencing, screening walls, and an automatic entry gate off of Laurel Way. Various site improvements would also be entailed in the proposed development, including landscape paths, gardens, and boulder retaining walls.
The applicant also requests Tree Removal Permit approval to remove two trees of heritage size, as determined by the measurement of each tree’s Diameter at Breast Height (DBH). The trees proposed for removal are listed in the table below.

Design Review approval is required pursuant to Section 22.42.020.A of the Marin County Development Code because the project is proposed on a property with a planned zoning district designation and the scope of work does not qualify for an exemption from obtaining Design Review approval. Additionally, the project is subject to Tree Removal Permit approval pursuant to Section 22.62.020 of the Marin County Development Code because the project requires the removal more than one heritage tree that does not qualify for an exemption.
