Project Description

The applicant requests Design Review approval to construct additions onto an existing single-family residence on a developed lot in Kentfield. The proposed project entails the following: (1) convert the existing 633 square foot garage to floor area; (2) construct a new attached 563 square foot garage that would contain a roof deck and pergola; and (3) construct additions to the lower and main levels of the residence. The existing building area is 3,820 square feet and the existing floor area is 3,280 square feet. The proposed building area is 4,652 square feet and the proposed floor area is 4,111 square feet.
The exterior walls of the proposed improvements would maintain the following distances from property lines: over 100 feet from the southern front property line; 89 feet, 4 inches from the northern rear property line, 17 feet 8 inches from the western side property line, and 15 feet from the eastern side property line. The maximum height of the proposed additions would be 16 feet 8 inches above grade. The pergola over the garage would be 18 feet 1 inch above grade. Other improvements are proposed with the project including drainage, landscaping and hardscaping.
