The applicant is requesting to demo an existing single family residential structure and request Design Review approval construct a new 7,193 square foot on a lot in Kentfield. The proposed development would entail retaining walls, a new pool and relocating the driveway. The 7,193  square feet of proposed development would result in a floor area ratio of 16 percent on the 39,710 square foot lot. The proposed building would reach a maximum height of 23 feet above surrounding grade and the exterior walls would have the following setbacks: 30 feet 9 inches from the northern property line; more than 50 feet from the eastern property line; 44 feet from the southern property line; 30 feet from western property line. 

Design Review approval is required because the project is located in an Planned Zoning District.
