The applicant is requesting Design Review approval to construct a new 270 square foot addition and modified roof design to an existing 3,212 square foot residence in Kentfield. The 270 square feet of proposed development would result in 3,482 square feet of total building area and 2,978 of total floor area, which would result in a floor area ratio of 2.7 percent on the 111,078 square foot lot. The proposed building would maintain the existing maximum height of 36’ – 0” above surrounding grade and the exterior walls would have the following setbacks: 61’ – 11” from the western front property line; 33’ - 0” from the northern side property line; 210’ – 0” from the southern side property line; and 182’ – 0” from the eastern rear property line. Various site improvements would also be entailed in the proposed development include expanding the existing deck by 55 square feet in the northern side yard; new windows; new metal roof canopy at the entry; and new non conditioned crawl space.

Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project is in a Planned Zoning District.
