Project Description

The applicant is proposing to demo an existing single family residential structure and request Design Review approval construct a new 4,236 square foot home on a developed lot in Kentfield. The existing building area is 4,070 square feet and the existing floor area is 3,530 square feet. The proposed building area is 4,863 square feet and the proposed floor area is 4,323 square feet. The 4,323 square feet of proposed development would result in a floor area ratio of 0.8 percent on the 50,424 square foot lot. The proposed building would reach a maximum height of 27 feet 7 ½ inches above surrounding grade and the exterior walls would have the following setbacks: 28 feet 11 inches from the northern front property line; 30 feet 9 inches from the eastern side property line; 106 feet from the western side property line; 131 feet 4 inches from the southern rear property line. Various site improvements would also be entailed in the proposed development, including a pool.
