Michael Solomon Design Review (P6547)

The applicant requests Design Review approval for the demolition of an existing 2,924 square foot single-family residence and 544-square-foot garage, and the construction of a new 2,986 square-foot single-family residence and attached 420 square-foot garage in unincorporated Kentfield. The proposed development would result in a floor area ratio of 8.7 percent on the 34,214 square-foot lot. The proposed residence appears to reach a maximum height of 23 feet, 1.5 inches above grade, and maintain the following distances from property lines: over 100 feet from the western front property line, 33.7 feet from the northern side property line, 29.5 feet from the southern side property line, and 25 feet from the eastern rear property line. Additional site improvements include a proposed 596 square-foot deck, new retaining walls, landscaping, exterior stairs, and a new hot tub. 

Design Review approval is required pursuant to Marin County Development Code Section 22.42.020.A because the project is proposed on a property with a planned zoning district designation and the scope of work does not qualify for an exemption from obtaining Design Review approval.
