Project Description

The applicant request Design Review and Tree Removal Permit approval for the following: (1) demolish an existing 2,340 square foot single family residence (48 Redwood Drive) and 727-square-foot detached accessory structure (52 Redwood Drive) and associated decks; (2) construct a new 4,127 square foot single family residence and a 1,402 square foot detached accessory structure (608 square foot garage and 794 square foot accessory dwelling unit); and (3) remove one, heritage size, 42-inch-in-diameter (dbh) California bay laurel, tree on a developed lot in Kentfield. The existing building area is 4,331 square feet and the proposed building area is 6,451 square feet. The existing floor area is 3,915 square feet and the proposed floor area 5,640 square feet. The proposed development would result in a floor area ratio of 34 percent on the 16,175 square foot lot. Various site improvements would also be included in the proposed development including driveway improvements, new fence, and associated landscaping.

The proposed single-family residence would reach a maximum height of 29 feet 9 inches, and the exterior wall would have the following setbacks: 25 feet from the east front property line, over 100 feet from the west rear property line, 5 feet from the north side property line and 29 feet 2 inches from the south side property line. 

The detached accessory structure (garage and accessory dwelling unit) would reach a maximum height of 19 feet 6 inches and the exterior wall would have the following setbacks: 20 feet from the east front property line, over 100 foot from the west rear property line, 60 feet from the north side property line, and 4 feet from the south side property line. 

Design Review approval is required pursuant to Sections 22.42.020.B and 22.20.090(C)(1)(b)  of the Marin County Development Code because the property is located in a conventional zoning district and the site floor area would exceed 3,500 square feet and a detached accessory structure would be located in a required setback. Tree Removal Permit approval is required as a regulated tree would be removed, pursuant to Development Code Section 22.62.020.
