Project Description
The applicant is requesting the Design Review approval to construct an approximately 423-square-foot addition to an existing, 4,840-square-foot single-family residence in the community of Mill Valley. The 423-square-foot proposed addition, combined with existing development, would result in a floor area ratio (FAR) of 29.8 percent on the 17,138-square-foot lot. The exterior walls of the proposed addition would have the following setbacks: Twenty-eight feet, eight from the southern front property line, 33 feet, six inches from the left side property line; and over 50 feet from all other property lines. The proposed addition would allow for the construction of an attached elevator shaft, an expansion of the existing garage to accommodate an enclosed ramp, new bay windows on the second floor, both interior and exterior renovations throughout the three-story structure, and various general site improvements to accommodate the proposed project.
Design Review approval is required pursuant to Section 22.42.020.B of the Marin County Development Code because the project proposes cumulative development over 3,500 square feet.
