Project Description

The applicant, Aiden Sanchez, on behalf of property owners Faustin Bray and John Gurley, requests Lot Line Adjustment approval to adjust the lot lines between three contiguous lots located in an unincorporated area of Mill Valley, specifically, the community of Tamalpais Valley. The Lot Line Adjustment involves the transfer of land between these three lots as follows:

  • 2,412 square feet of land will be transferred from APN 047-082-24 (518 Park Way, Mill Valley) to APN 047-082-25 (529 Charles Lane, Mill Valley); and
  • 675 square feet of land will be transferred from APN 047-082-25 (529 Charles Lane, Mill Valley) to APN 047-071-17 (533 Charles Lane, Mill Valley).

As a result of the proposed Lot Line Adjustment, the proposed lots will measure as follows:

  • APN 047-082-24 (518 Park Way, Mill Valley) would measure approximately 13,016 square feet (0.298 ± AC);
  • 047-082-25 (529 Charles Lane, Mill Valley) would measure approximately 6,503 square feet (0.149 ± AC); and
  • APN 047-071-17 (533 Charles Lane, Mill Valley) would measure approximately 6,099 square feet (0.140 ± AC).

Lot Line Adjustment approval is required pursuant to Section 22.90.020 of the Marin County Development Code because the project involves adjusting lot lines between two to four existing adjacent properties, where land taken from one lot is added to an adjacent lot, and where no more lots are created than originally existed.
