Project Description

The applicant requests Design Review approval to legalize a 120-square-foot shed and an attached 250-square-foot deck, located in the unincorporated area of Mill Valley (the community of Tamalpais Valley). The 369 square feet of proposed development would result in a floor area ratio of 11 percent on the 14,400-square-foot lot.

The proposed shed would reach a maximum height of 14 feet, 10 inches above grade and would maintain the following minimum setbacks: 8 inches from the southern front property line, 47 feet, 1 inch from the eastern side property line, 132 feet, 5 inches from the western side property line, and 64 feet, 5 inches from the northern rear property line

The proposed deck, attached to the shed, would reach a maximum height of 4 feet, 6 inches above grade and would maintain the following minimum setbacks: 1 foot, 8 inches from the southern front property line, 47 feet, 1 inch from the eastern side property line, 114 feet, 8 inches from the western side property line, and 53 feet, 3 inches from the northern rear property line.

No additional improvements are associated with the proposed development.

Design Review approval is required pursuant to Section 22.54.045(G) of the Marin County Development Code because the proposed accessory structures (i.e., shed and its associated deck) would not conform to the minimum required 25-foot front yard setback established by the governing R1-B1 zoning district (Section 22.14.050(B), Table 2-11).
