Project Description

The applicant requests Design Review approval to construct a 482-square-foot attached garage, 320-square-foot multistory addition, and 642-square-foot roof deck to a primary residential structure (i.e., single-family residence) on a developed lot located within the unincorporated area of Mill Valley. The 1,284 square feet of proposed development would appear to result in a floor area ratio (FAR) of 65 percent on the 4,961-square-foot lot.
The proposed garage would reach a maximum height of 18 feet, 5 inches above grade and maintain the following setbacks from its exterior walls: 9 feet, 7 inches from the northern side property line; 11 feet, 3 inches from the southern side property line; and over 100 feet from the southern rear property line. The garage would not maintain a setback from the eastern front property line.
The proposed addition would reach a maximum height of 22 feet above grade and maintain the following setback from its exterior walls: 21 feet, 4 inches from the eastern front property line; 15 feet, 10 inches from the northern side property line; 15 feet, 3 inches from the southern side property line; and over 100 feet from the southern rear property line.

The proposed roof deck, located atop the proposed garage and addition and featuring an exterior access stairway, would reach a maximum height of 22 feet, 7 inches above grade and maintain the following setbacks from its exterior edges: 9 feet, 7 inches from the northern side property line; 11 feet, 3 inches from the southern side property line; and over 100 feet from the southern rear property line. The roof deck would not maintain a setback from the eastern front property line
The proposed development would also include various site improvements, such as demolishing an existing parking deck and patio.
Design Review approval is required pursuant to Marin County Code Section 22.42.025(A) because the project involves the construction of new improvements to a primary residential structure that are not otherwise exempt from requirement to obtain Design Review approval.
