Project Description

The applicant requests Coastal Development Permit approval to construct a two-story, 1,440-square-foot detached accessory structure with a 690-square-foot garage on the first story and a 750-square-foot accessory dwelling unit (ADU) on the second story,  and replace an existing septic system, on a developed lot in Muir Beach. The 1,440 square feet of proposed development would result in a floor area ratio of 25.14-percent (of which 4.69-percent would be associated with the ADU) on the 15,986 square foot lot. Other site improvements are associated with the development including the construction of additions to the existing single family residence, decks and paving. 

The detached accessory structure would reach a maximum height of 15 feet above surrounding grade and the exterior walls would maintain the following distances from property lines: four feet from the south front property line; 89  feet from the east side property line; four feet from the west side property line; and 53 feet from the north rear property line.

Coastal Development Permit approval is required because the project entails development that is not otherwise exempt from the requirement to obtain permit approval (Marin County Coastal Code Section 20.68.030).
