Project Description
The applicant is requesting Coast Development Permit approval to demolish an existing shed and construct a new 484 square foot detached Accessory Dwelling Unit on an improved lot in Muir Beach. The 484 square feet of proposed development would result in a floor area ratio of 35 percent on the 9,889 square foot lot. The proposed building would reach a maximum height of 15 feet above surrounding grade and the exterior walls would have the following setbacks: 0.0 feet from the front property line; 24’ – 5’ from the left side property line; 52’ – 11’ from the right side property line; 53’ – 10” feet from the rear property line.
Coastal Development Permit approval is required pursuant to Marin County Local Coastal Program (LCP) Section 20.68.030 because the project entails new development in the Coastal Zone as defined in Article VIII, Chapter 20.130.D, Development.
