Project Description

The applicant requests Design Review approval to construct two detached accessory structures on Parcel B of the Las Cumbres Land Division, a developed lot in the unincorporated community of Nicasio. The 4,059 square feet of proposed development would result in a floor area ratio of 0.37 percent on the 45-acre lot. These structures would be located in the designated building envelope for accessory structures on Parcel B, in accordance with Parcel Map 2009-88 and Ordinance No.3449 of the Marin County Board of Supervisors Approving the Las Cumbres Master Plan. The first detached accessory structure, identified as Building A in the application materials, would have a floor area of 2,107 square feet, a maximum height of 20 feet above grade, and maintain setbacks of more than 100 feet from all property lines. The second detached accessory structure, identified as Building B, would have a floor area of 1,952 square feet, a maximum height of 27 feet above grade, and maintain setbacks of more than 80 feet from all property lines.

The proposed development also includes various site improvements generally related to access, wastewater treatment, and drainage. These improvements involve demolishing two existing detached accessory structures (a barn and stable), constructing a fire truck turnaround, installing an onsite wastewater treatment system (septic system) with components such as septic tanks and a mound leach field, and installing a water drainage system with features such as a catch basin and energy dissipater.

Design Review approval is required pursuant to Section 22.42.020(A) of the Marin County Development Code because the project involves development that cannot be otherwise exempt from the requirement to obtain Design Review approval.
