Project Description

The applicant requests Design Review approval to construct a new 1,200 square foot single family residence on a vacant lot in unincorporated Novato. The applicant also request Tree Removal Permit approval for the remove of two protected trees. The 1,200 square feet of proposed development would result in a floor area ratio of 0.06 percent on the 190,167 square foot lot. The proposed building would reach a maximum height of 19 feet 4 1/2 inches above surrounding grade and the exterior walls would have the following setbacks: 30 feet 2 inches from the southern property line; and more than 100 feet from all other property lines. Various site improvements would also be entailed in the proposed development, including a new septic system, driveway parking area and fire truck turnaround.

Design Review approval is required because the project is located in a Planned Zoning District.
