Project Description

The applicant requests Coastal Development Permit approval to authorize the construction of a new single-story, 860-square-foot residential addition to an existing single-family residence on a developed lot in the unincorporated community of Point Reyes Station. The 860 square feet of proposed development would result in a floor area ratio of 5 percent on the 89,652-square-foot (2.06-acre) lot. The proposed addition would reach a maximum height of 14 feet above grade and would maintain the following minimum setbacks:  32 feet, 4 inches from the northern front property line; 131 feet, 10 inches from the eastern side property line; 102 feet from the western side property line; and 236 feet, 6 inches from the southern rear property line. 

The proposed development would also include additional site improvements, such as grading activities consisting of 13 cubic yards of cut and 13 cubic yards of fill, and the installation of landscaping utilizing native and fire-resistant plant species.

A Coastal Development Permit is required pursuant to Coastal Zoning Code Section 20.68.060 because the proposed development is located between the first public road and the sea and would result in an increase of 10 percent or more in the internal floor area of an existing structure, and therefore does not qualify for an exemption from the requirement to obtain Coastal Development Permit approval.
