Project Description
The applicant requests a Coastal Development Permit (CDP) approval to construct an approximately 800 sq. ft. detached Accessory Dwelling Unit (ADU) and septic system on a 64,468 square-foot (1.48-acre) lot located in Point Reyes. The proposed ADU, combined with the existing 2,304 square-foot development on the site, would result in a floor area ratio of five percent. The proposed ADU would reach a maximum height of 15 feet above the surrounding grade, and the exterior walls would have the following setbacks: 31 feet, ten inches from the northwest front property line; four feet from the northeast street side property line; and over 100 feet from all other property lines.
Coastal Permit approval is required pursuant to Coastal Zoning Code § 22.68.030, because the project proposed a development (a new detached accessory structure and associated septic system) in the Coastal Zone.
