Project Description

The applicant requests Design Review approval to construct several detached accessory structures on a developed lot in the unincorporated area of San Anselmo. The detached accessory structures include an 893-square-foot infinity pool, 41-square-foot deck (attached to the western elevation of the pool), 235-square-foot deck (attached to the eastern elevation of the pool), and 1,804-square-foot illuminated sports court. The development characteristics of the accessory structures are listed below.

The proposed 893-square-foot infinity pool would reach a maximum height of 12 feet, 6 inches above surrounding grade and maintain the following setbacks: 182 feet, 10 inches from the eastern boundary of the 12-foot roadway easement; 83 feet, 10 inches from the northern side property line; 24 feet from the southern side property line; and 115 feet, 2 inches from the eastern rear property line.

The proposed 41-square-foot deck would reach a maximum height of 13 feet, 2 inches above surrounding grade and maintain the following setbacks: 181 feet, 5 inches from the eastern boundary of the 12-foot roadway easement; and 41 feet, 4 inches from the southern side property line; 98 feet, 10 inches feet from the southern side property line; and 157 feet, 10 inches from the eastern rear property line.

The proposed 235-square-foot deck would reach a maximum height of 8 feet, 10 inches above surrounding grade and maintain the following setbacks; 225 feet, 2 inches feet from the eastern boundary of the 12-foot roadway easement; 84 feet from the northern side property line; 18 feet, 10 inches from the southern side property line; and 101 feet, 8 inches from the eastern rear property line.

The proposed 1,804-square-foot sports court would reach a maximum height of 24 feet, 8  inches above surrounding grade and maintain the following setbacks: 186 feet, 6 inches from the eastern boundary of the 12-foot roadway easement; 51 feet, 10 inches from the southern side property line; 25 feet from the northern side property line; and 81 feet, 1 inch from the eastern rear property line. 

Various other improvements are included in the proposed development, such as the removal of the existing 432-square-foot swimming pool, associated decking, and other site elements, as well as a protected Coast live oak (Quercus agrifolia) with a diameter at breast height of 12 inches. Additional activities involve general site preparation to ready the area for construction.

Design Review approval is required pursuant to Section 22.42.020(A) of the Marin County Development Code because the project is located within a Planned zoning district and cannot otherwise be exempt from this requirement.

Design Review approval is required pursuant to Section 22.32.130(B) of the Marin County Development Code because the project proposes a private non-commercial outdoor sport court accessory to a residential use.
