Project Description

The applicant, Peter Brockman, on behalf of Peter and Patty Knuth Trust, requests Design Review approval to construct two detached primary residences, one detached Accessory Dwelling Unit (ADU), and associated garages and workshops. The proposed development would be contained within three buildings and would occur on a vacant lot in the unincorporated areas of San Anselmo.

Building A would consist of two floors and would contain 3,900 square feet of floor area at ground level, 1,015 square feet of floor area at the second floor, and an attached 850 square feet garage, for a total of 5,215 square feet of building area. The exterior walls of Building A would have the following setbacks: 295 feet from the west front property line and over 200 feet from all other property lines. It would reach a maximum height of 27 feet above the surrounding grade.

Building B would contain 6,780 square feet of garage at the lower level and 1,440 square feet of a one-bedroom primary unit at the upper level, for a total of 8,220 square feet of building area.  The exterior walls would have the following setbacks: 25 feet from the south side property line, and over 137 feet, two inches from all other property lines. It would reach a maximum height of 27 feet above the surrounding grade. Building B would reach a maximum height of 27 feet above the surrounding grade.

Building C would be a one-story, 1,190 square feet detached ADU, and would include a 90-square-foot patio area, for a total of 1,280 square feet of building area. The exterior walls would have the following setbacks: 28 feet, seven inches from the south side property line, and over 300 feet from all other property lines. It would reach a maximum height of 27 feet above the surrounding grade. Building C would reach a maximum height of 15 feet, two inches above the surrounding grade.

The proposed development would result in a cumulative development of 15,265 square feet of building area and 14,635 square feet of floor area. The proposed development would result in a floor area ratio (FAR) of 0.026 percent on a 557,553-square-foot lot (approximately 12.8 acres).

Various site improvements would also be entailed in the proposed development, including a driveway, new landscaping, an inground swimming pool, and various general site improvements to accommodate the proposed project.

Design Review approval is required because the project involves the construction of a new structure in a planned development district, under Marin County Code Section 22.42.020(A).
