Benjamin Arnold & Mary-Ellis Revoc Trust Design Review and Site Plan Review (P5442)(P5443)

The applicant requests Design Review and Site Plan Review approval to construct a new 2,804 square foot primary residence and a 1,624 square foot detached accessory structure (barn) on a vacant lot in San Geronimo. The proposed total Floor Area is 4,428 square feet.

The proposed primary residence would reach a maximum height of 20 feet above surrounding grade and the exterior walls would be setback more than 100 feet from all property lines. The proposed detached accessory structure (barn) would reach a maximum height of 16 feet above surrounding grade and the exterior walls would be setback more than 100 feet from all property lines. Various site improvements would also be entailed in the proposed development, including a septic system, driveway, retaining walls and landscaping.

Design Review approval is required because the project is located within a Planned Zoning District. Site Plan Review approval is required pursuant to Marin County Code section 22.52.020.G because the project would increase the lot coverage by more than 500 square feet.
