Project Description
The applicant requests Floating Home Exception approval to locate a new floating home at Waldo Point Harbor, located in an unincorporated area of Sausalito. The new floating home would replace the existing one at 20 Issaquah Dock. It would be two stories with a total floor area of 1,748 square feet, including 974 square feet on the lower level and 774 square feet on the upper level (approximately 79 percent of the lower level). Its dimensions would be similar to the existing floating home it is replacing, measuring 20 feet in height above the waterline, 50 feet in length (including the attached lower-level deck), and 22 feet in width. Additionally, the proposed floating home would exceed the minimum 10-foot clearwater projection requirement for two-story floating homes, with 12 feet, 1 inch from its eastern elevation to 22 Issaquah Dock and 11 feet, 6 inches from its western elevation to 18 Issaquah Dock.
Floating Home Exception approval is required pursuant to Section 22.46.020 (Floating Home Exceptions, Applicability) of the Marin County Development Code because the proposed floating home would exceed the standards for height, length, and floor area provided in Section 22.32.075(B) (Floating Homes, Standards and Criteria) of the Code.
Zoning: RF-BFC (Floating Home Marina District, together with the Bayfront Conservation Combining District)
Countywide Plan Designation: FH (Floating Home)
Community Plan: Not applicable
