Bernstein Coastal Development Permit - P6094

The applicant is requesting a Coastal Development Permit (CDP) to construct a new 2,226 square foot dwelling with a 446 square foot attached garage and 382 square foot attached storage on a vacant lot located in the area of Seadrift, Stinson Beach within Lagoon Subdivision One. The proposed development would result in 2,226 square feet of development and a floor area ratio of 29.7 percent on the 7,500-square-foot lot. The proposed structure would have a maximum height of 31 feet 3 inches above the surrounding grade, 28 feet above the Mean Lower Low Water (MLLW) and 28 feet above the North American Vertical Datum of 1988 (NAVD-88) at the roof upper ridge. The finished floor would be 13 feet three inches above the NAVD-88. The exterior walls would have the following setbacks: 25 feet from the front (west) property line; six feet from side (north) property line; six feet from side (south) property line; and 25 feet from the rear (east) property line. The project also includes the construction of an on-site septic system. Other proposed improvements include various site improvements, including the installation of landscape, an outdoor spa, a deck, a new driveway, a refuse enclosure, fences, and general site improvements to facilitate the proposed project.

In accordance with the Coastal Zoning Code § 20.68.030, Coastal Development Permit (CDP) approval is required because the project proposed a development (a new single-family dwelling and associated septic system) in the Coastal Zone; and a CDP approval is required under the Coastal Zoning Code § 20.68.060, subdivision G to construct a new onsite septic system.
